Structural Alterations with Ground Floor and Roof Extensions in Brixton London

The Brief

To construct both a roof extension with a new master bedroom with en-suite bathroom and a ground floor extension to form an open plan kitchen / dining area to the rear of the house with a structural glass living room together with external hard landscaping.

The Challenge

All the main structural works were at the rear of the house with access only available through the front door. Due to time restraints the existing building had to be propped so new steel work could be installed enabling the existing rear wall to be removed whist simultaneously forming the new structure on the roof.

Whist carrying out the works structural issues were found with the existing building that had to be rectified including:

  • Underpinning the Party Wall were there were no foundation
  • Rebuilding areas of high-level brickwork to the rear wall and parapets which were found to be unstable and not tied into the building
  • Rebuilding the front bay where the brickwork had become detached from the main building

The Result

We were able to work with the client in order to overcome the issues with the existing building with minimal disruption to their neighbours whilst providing the additional living space required to the high standard finish required by our client.
